2 Hyatt

Project Description

Sitting on a half-acre lot in Westport and overlooking Nash’s pond, the site is on a dead end street very close to town and schools. This house boasts all of 4,500 sq. ft. with all of the bells and whistles of a custom home. Architect Lucien Vita of Lucien Vita Design and DeRosa Builders set out to build an efficient, elegant and detailed home. The custom design, quality products, and the implementation of these products is what separates this home from others.

The open floor plan has 9’ ceiling heights on the 1st, 2nd and 3rd floors. The house is framed with engineered lumber and a zip wall sheathing and roof system. 2 Hyatt Lane is fully enclosed with open and closed cell spray foam.

This home features Marvin Integrity windows and exterior doors, including a bi-fold door and two sets of French doors to an intimate back patio. Keeping in line with efficiency and striving for quality, we installed low maintenance items such as pre stained maibac shingles, a red cedar roof, and Azek for all exterior trim. The exterior of the structure has masonry veneer roughly 5’ high on each side. Installing these high quality, low maintenance products helped to assert its durability and efficiency.

Interior trim throughout includes 3’ high paneling, wainscoting, coffered ceilings of stained white oak and a custom built fireplace and mantle using reclaimed lumber. The interior of this home includes 4 full bathrooms, 2 ½ baths, 4 bedrooms, and a wide open attic space perfect for a playroom, study, or entertaining.

19 Tomac

Project Description

The scope of this renovation spanned the kitchen, dining room, family room, mudroom, lighting upgrades, and changes to the architecture and structure of the floor plan. Providing an open floor plan in the most traveled spaces was the goal for this active and growing family of five. The objective was to create accessibility and elegance that would accommodate entertainment and traffic.

After removing a 16’ section of structural wall a double pocket door from TruStile was installed to separate the kitchen from the dining and family rooms giving the homeowner the ability to add privacy, or enjoy the now open floor plan.

The outcome of this project was a beautiful kitchen featuring more space than before, a two tiered island, Wolf & Sub Zero appliances, custom built cabinets, a pocket door out to the mudroom, and a new window above the sink. The mudroom that is directly off the kitchen received cubbies for storage upon entry into the house

Moving into the dining room is a unique, custom and efficient wine closet. The location was chosen for easy access. Using a 5 panel clear glass from Trustile doors, the wine closet is always on display. At 3’ x 4’ it has all of the features of a standard wine room. The wine pegs were individually purchased and installed into the redwood racking system that has peg and lower shelf/cabinet storage. This unit is humidity controlled, and the bottles on display can be seen and appreciated while dining, often making it the talking point of the project.

Finally, the family room was given a few decorative columns to subtly define the room, and a beautiful wet bar with cabinets for convenience and storage.

30 Dawn Harbor

Project Description

A Granoff Architects design, the whole house renovation includes the addition of a new Master Bedroom, new family room, new screened porch and over 1,000 sq. ft. of bluestone patio space. The Renovations included new designs to the master bathroom, den, a gym, the dining room and entry hall.

This home received a facelift in nearly every aspect on the exterior, and nearly the entire interior. We proceeded to completely gut the living room, family room, master bedroom, master bath, sun porch, dining room, and what is currently the gym portion of the basement. After demolition was complete, we faced a few challenges before beginning work. With time the structure had issues with movement and damaged wood, leading to the replacement of floor joists and correcting the sagging in the existing floor.

After overcoming some of the challenges and building the new structure, DeRosa Builders executed a completely new look and renovation to the exterior. A few of the new features include an Azek exterior trim package, Jeld-Wen cottage style windows, Hardie board Siding, a red cedar roof, stained concrete front steps, and lead coated copper overhangs and gutters. We custom built on site all of the shutters, the front door, and the new sun porch and railings. The beautiful sun porch boast 4 large skylights and 2 custom built screen doors to enclose the space.

Moving to the interior of the home there was a number of whole house updates completed. With the installation of the new windows we installed new casements, new custom designed interior trim, Trustile doors decorated with Baldwin hardware, and built in cabinets. The painting of the majority of the interior, and refinishing of the home’s hardwood floors highlighted and brought together the new additions and updates throughout. The den of this house includes the new fireplace that has a wet bar on one side and an equipment and storage space on the other

The new master wing includes his and her closets and sinks, a free standing tub and a desk and office nook.

35 Bramble

Project Description

Situated in a section of Riverside that has become wildly popular for building spec homes, this house has set the bar. Built on a quiet .3 acre, family oriented street, it is roughly 1,000 feet from the local school, and perfect for the start of a family. Architect Lucien Vita of Lucien Vita Design and DeRosa Builders set out to build a high quality, efficient, detailed and traditional yet prodigious home.

Each room flows into one another, yet the pocket doors in nearly every room allow for privacy when needed. We used new technologies to ensure that we received the efficiency we were seeking. The foundation and slab have 2” rigid Styrofoam dow covering. The house is framed with engineered lumber and a zip wall sheathing and roof system. The home is fully enclosed with open and closed cell spray foam.

While maintaining the theme of efficiency and quality, we also aimed to make this home aesthetically unique to its surroundings. 35 Bramble Lane features Marvin Integrity windows and exterior doors, cedar clapboard siding and trim, and red cedar roof. A center hall, colonial style home, it has a slight variance in roof lines, columns, an oversized garage, dormers, and copper accents on the entire exterior to provide the home with a sleek and luxurious look.

The kitchens cabinets and island are surrounded by Wolf, Sub Zero and Miele appliances. The interior trim throughout includes 3’ high paneling, full height paneling in the entry, complimenting curved stairs, wainscoting, coffered ceilings, stone surround fireplaces, and finally a full mahogany office space. The interior of this home includes 5 full bathrooms, 2 half baths and 5 bedrooms. The finished basement of this home is perfect for a playroom, is wired for a fully integrated movie theatre, and includes a gym with floor to ceiling glass walls
