Belle Haven - Greenwich

2013 HOBI Award Winner - Best Residential Remodel $4-5 Million

Project Description

Karp Associates was hired by the owner’s attorney to see why the current builder of this multi-million dollar renovation was more than eight months behind schedule. After a few days of due diligence, it became apparent that the builder, architect and surveyor did not have the skill set required for this historic renovation. Additionally, our team’s forensic accounting unearthed significant accounting irregularities. Once these problems were fully vetted, the owner then hired us as the Construction Manager.

The top to bottom renovation of this 21-room, six-fireplace majestic estate home from a bygone era included complete replacement of all heating, electrical and plumbing systems. The entire exterior was clad in golden granite wall stone and a slate roof was installed. The splendid grandeur of the original entry hall was expanded and enhanced by extending the existing design and finishes into the new space. The restoration of the balance of the formal areas included decorative moldings, plaster walls, elaborate crown moldings, custom fireplaces, pocket doors and distinctive handcrafted details. The ultimate in customization and dream realization was created through additional exterior spaces that included a pool, spa, basketball court, exterior shower and covered entertaining area with kitchen and exterior television. Additionally, an underground 16-car garage was designed and constructed which can support a town fire truck as well as a lawn with a patio on top.

Esther Place – Old Greenwich

Project Description

This attractive and elegant 6,600 SF Karp Associates house was built to meet a current buyer’s requirements for a home in this upscale but traditional Old Greenwich community. With outstanding internal and external flow, this house is beautiful from wherever you look. The sleek, sloping rooflines create a house silhouette that is imaginative and alluring. The use of lead coated copper for various features only adds to the detail, showing the time, effort, and thought that was used in building.

Beauty is not only found on the outside of this house, but on the inside as well which contains all the amenities and style that a house at this price point should. We incorporated transitional interiors in this appealing shingle style home, to include rich architectural details, custom chef kitchen, superb master bedroom, 6 additional bedrooms and 4 ½ baths. With high efficiency mechanicals, 5 HVAC zones, spray foam insulation, generator, security system and irrigation system, this house was built for a discriminating end user. For buyers looking for a classic with a contemporary twist, this house has exquisitely detailed trim that mixes nicely with the transitional style baths and kitchen. Past experience has shown that clients like outdoor living space for not only the children but also outdoor space for the mom and dad. This was accomplished by preserving lawn space for the children, away from the pool site and creating a blue stone covered porch inviting gracious outdoor entertaining for the adults.

Riverbank – Stamford

2012 Professional Remodeler Design Awards - Silver Award - Addition Over $150,000

Project Description

The owner of this jewel of a house wanted an outstanding addition and house renovation while maintaining the home’s spatial flow. The successful design also kept the important existing scale and detail of the original modern house resulting in an 825 square foot seamless addition plus 160 square feet of connecting hallway.

The client needed a combination TV room, sun porch, kitchenette, storage, socializing area and guest bedroom with views, while sparing her very mature oak tree and a specimen ornamental maple. Karp Associates accomplished her entire programmatic plan by employing savvy space planning executed in an environmentally friendly manner. The use of an 8-foot cantilever, floor-to-ceiling glass with built-in electric shades, built-in furniture, small built-in appliances and a television that disappears into the floor were a few of the elements we employed.

Richmond Hill – New Canaan

2014 HOBI Award Winner - Best In Town Spec Home

Project Description

The concept behind this 2-unit project was to build homes that included all the features that prospective buyers wanted but designed in a manner to keep the massing down while having street and neighborhood appeal. Market research showed that new buyers wanted in-town living with no common walls, garage parking for two cars, natural light, outstanding master suite, additional bedrooms and separate space in the house so that each spouse had “space of their own”, an elevator and green space outside to garden. With this tall order, Karp Associates set out to design another leading edge template for future in-town living.

The open floor plan allowed for maximum space efficiency that gave the buyer the freedom to decorate to the style and space they required. Design elements like the front porch allowed this house not only to have some outside space but fit nicely into the neighborhood of older homes. The first floor had the kitchen/family room combination, living room, dining room, mud room, half bath and first floor laundry. The second floor had an outstanding master suite with his-and-her closets, fireplace, luxurious master bath and three additional bedrooms, all of them accessible by elevator. The third floor with elevator access also had an oversized cupola bringing in light to the second and third floor while creating multi-use space for office, playroom, gym and possible man or woman cave. The lower level allowed for a wine cellar, media room or exercise area.
